These Terms of Use ("Terms") constitute a legally binding agreement between you ("User", "you", or "your") and Manzil360 ("Manzil360", "we", "us", or "our"), regarding your access to and use of the website manzil360.com, associated web portals, property search systems, virtual video tours, and home loan comparison tools.

By browsing, searching, posting properties, creating accounts, or submitting inquiries on Manzil360, you confirm that you are at least 18 years of age, legally competent to enter into contracts under the Indian Contract Act, 1872, and agree to adhere to these Terms and our Privacy Policy.

To post listings, shortlist properties, or access builder pricing sheets, you may be required to create a User, Agent, or Builder Account.

• Authentic Details: You agree to provide accurate, current, and truthful mobile phone numbers, email addresses, and legal names during registration.
• OTP Authentication: Mobile verification is compulsory to curb spam, duplicate accounts, and fraudulent property advertisements.
• Account Security: You are solely responsible for maintaining the confidentiality of your credentials and all activities occurring under your account. You must notify us immediately of any unauthorized access at support@manzil360.com.

Users posting residential, commercial, or plotted properties (Flats, Villas, Plots, PG, Commercial spaces) across Jaipur or other cities must abide by strict listing standards:

• Authority to Transact: You represent that you are the lawful owner, builder, or duly authorized broker/agent possessing explicit consent from the title holder to advertise the property.
• Accuracy of Information: All posted specifications (including super built-up/carpet area in Sq. Ft. / Sq. Yds., floor numbers, expected price, maintenance charges, and amenities) must be authentic and verifiable.
• Genuine Media: Uploaded photographs, site layout maps, and virtual tour links must accurately represent the actual subject property. Stock images or photos belonging to other properties are strictly forbidden.
• Deactivation upon Sale / Lease: Once a property is sold, rented, or withdrawn from the market, the lister must promptly deactivate or mark the listing as inactive via their portal dashboard.

Manzil360 is an online real estate technology and advertising facilitation marketplace. We strongly support the Real Estate (Regulation and Development) Act, 2016 (RERA) and guidelines issued by Rajasthan RERA (RajRERA).

While Manzil360 verifies builder credentials and basic property details, Manzil360 does not guarantee the financial solvency of developers, construction timelines, or future market appreciation of real estate assets.

Manzil360 facilitates direct owner and direct builder connections with 0% brokerage to buyers and tenants for verified direct listings.

• Free basic property posting is offered to individual property owners subject to fair usage limits and verification.
• Featured projects, banner sponsorships, premium builder showcases, and specialized virtual walkthrough video production are subject to agreed commercial agreements with builders and real estate developers.

The Manzil360 brand name, logo, custom algorithms, portal design, graphics, custom 360° video walkthroughs, and curated Jaipur locality maps are the proprietary intellectual property of Manzil360 and protected under Indian Copyright and Trademark laws.

• You may not scrape, copy, reproduce, mirror, or extract property data, video tours, or builder catalogs for commercial exploitation without prior written consent from Manzil360.
• By uploading photos, brochures, and floor plans to our platform, you grant Manzil360 a non-exclusive, royalty-free, worldwide license to display, promote, and index the content for property marketing purposes.

Manzil360 provides home loan EMI calculators, eligibility estimates, and banking partner routing (SBI, HDFC, ICICI, Bank of Baroda, Kotak, Axis, etc.) as an informational facilitation service.

• Loan interest rates, processing fees, and eligibility calculations displayed on our portal are indicative and subject to change based on RBI monetary policies and individual lender credit underwriting.
• Final sanction, loan disbursement, and legal title scrutiny of the mortgaged property remain at the sole discretion of the partner bank or NBFC.

When using Manzil360, you agree that you will NOT:

• Post fake, speculative, non-existent, or duplicate real estate listings.
• Post abusive, defamatory, discriminatory, or misleading statements against builders, owners, or other users.
• Deploy web scrapers, bots, automated crawlers, or load testing scripts against Manzil360 servers.
• Harvest phone numbers or email addresses of property owners for unsolicited telemarketing or bulk SMS campaigns.
• Impersonate any individual, builder sales representative, or Manzil360 advisor.

The Manzil360 portal, services, property descriptions, and pricing data are provided on an "AS IS" and "AS AVAILABLE" basis without warranties of any kind, whether express or implied.

To the maximum extent permitted by applicable Indian law, Manzil360, its directors, employees, and affiliates shall not be liable for any direct, indirect, incidental, punitive, or consequential damages arising from:

• Disputes between buyers, sellers, landlords, tenants, builders, or agents regarding title, pricing, property condition, or possession timelines.
• Financial losses incurred due to transactions undertaken without independent legal due diligence.
• Temporary server downtime, network interruptions, or scheduled maintenance updates.

These Terms of Use shall be governed by and construed in accordance with the laws of the Republic of India.

Any dispute, controversy, or claim arising out of or relating to these Terms or platform services shall be subject to the exclusive jurisdiction of the competent civil courts situated in Jaipur, Rajasthan, India.
